Remodeling/Addition Services (Residential & Commercial)

Recertification (Milestone) Inspections

Effective May 11, 2023, Miami-Dade and Broward County building departments implemented a recertification requirement for any 40 year or older buildings with two thousand (2,000) square feet or more. Any structure to the extent reasonably possible, must be inspected to determine the general condition of the building or structure as it affects its safety, including a final determination of any necessary maintenance, repair, or replacement of any structural or electrical component. VCC offers the following inspections to comply with these requirements:

- - Electrical - With the guidance of our experienced testing professional, we will complete a detailed electrical safety inspection and test procedures for electrical power equipment and systems.
  - Structural - With the guidance of our experienced testing professional, we will complete a detailed structural safety inspection. The inspection will assess the integrity of the building’s foundation, load-bearing walls, beams, columns, floors, and roofs. Our team will also evaluate the building’s ability to withstand wind and seismic forces based on the Florida Building Code, which includes specific design and construction standards to enhance resilience against natural disasters.
  - Thermal - With the guidance of our experienced testing professional, we will complete a detailed electrical thermal safety inspection and test procedures for electrical power equipment and systems.

Following each inspection, you will receive a list of deficiencies and recommended enhancements, which will offer your structure more stability and safety. If the client approves, we will begin the maintenance of the deficiencies with one of our reputable General Contractors, whom have the knowledge and experience of recertification projects.

Low Voltage Electrical Wiring

For our commercial clients, we offer low voltage wiring. This service allows for small to large commercial or industrial structures to have electrical wiring that carries 50 volts or less of electricity. Our experienced low voltage technicians have extensive knowledge of proper design, installation of a security system, and CCTV connection. This service provides a level of security that will reduce theft and an increased level of reliability in the security of your establishment.

Custom Architectural Designs (Residential & Commercial)

Violation Advisors

Here in South Florida we see a magnitude of contractors who hire subcontractors (sometimes not hiring anyone) with the hopes that they will assist with project permits. Many of the times, the subcontractors will cancel the job when the building department condemns the project and begins documenting violations, as the subcontractors are ill equipped to handle. This is when VCC will receive a call from either the homeowner or the contractor who is in total disarray because they are now out of money for a job which needs to be redone, lost time/extended deadline, daily fines by building department, and in rare cases placing a lien on the property.

When VCC receives calls like this we take a conscious effort to prioritize and schedule a job site walk through. We understand time is of value and that the project is hemorrhaging money every day it goes untouched. From the initial meeting to advocating on behalf of our client with the magistrate, VCC is devoted to having your permit passed and remove all violations on the project.

Blower Door Testing

Building departments are now mandating blower door tests for new homes, multi-family buildings, and modular residential buildings. A blower door test helps to identify problems with air leakage, which can lead to: increased energy consumption, moisture condensation, uncomfortable drafts, outdoor contaminants entering the home, and poor indoor air quality. The equipment is a powerful fan that mounts into the frame of an exterior door. The fan pulls air out of the house, lowering the air pressure inside. The higher outside air pressure then flows in through all unsealed cracks and openings. If your property passes the testing, the client will receive a certificate plus a signed leakage report form. Should your property have air leakage under the building code requirements, the client will be notified via the leakage report form and we will provide a list of AC contractors who may assist in rectifying the leakage. A secondary blower door test will be required once the leak has been fixed.

Duct Leakage Testing

The duct leakage test is a diagnostic test that measures the airtightness of a building's ductwork and HVAC system. It's often required for final inspections and can help ensure that a building is built to code and is energy efficient. By using a calibrated fan it pressurizes the duct system, and a blower door may be installed to ensure accurate readings. Changes are made to the airflow, and the pressure inside the duct system is measured. The measurements determine if a building complies with energy codes, and to help determine potential energy costs. Should the property meet the building codes energy efficiency requirements, you will receive a duct testing form which includes the result of the test. Should the property not meet the required threshold set forth by the building department, the client will receive a duct testing form with the measurements and a list of AC contractors who may assist in rectifying the leakage. A secondary duct leakage testing will be required once the area of concern has been fixed.

Private Provider Service

If you are looking for an effortless review or inspection, look no further than the Private Provider service. Building departments authorize the use of a Private Provider’s at any time. This allows for permit reviews and inspections to be completed quicker by evading the backlogs within the building department.
